For those who own a vacation home, you know that the maintenance is a little different than caring for the home you live in all year. If you visit your vacation home in the colder months or only a few weeks in the summer, the house will sit through very hot and humid days without anyone checking on it. A humid house often comes with mold growth, so you want to be sure that you control the moisture in your vacation home at all times. Outside Maintenance

First, start with outside maintenance, including clearing the gutters and ensuring that the downspouts have extensions to carry water away from your property. Next, check for signs of where potential mold can grow, including the roof, walls, and baseboards. Cracked roof shingles, the cracked frame of a door, and the separation of baseboards are all potential homes for mildew to grow while you’re away.

Indoor Maintenance

After you take care of the exterior of your home, move on to the indoor maintenance. When you are not in your vacation home during the summer, set the thermostat to 78-80 degrees. While this seems a little warm, setting the temperature any lower can create cold surfaces while moisture can collect. And if you let your home get any warmer, the AC will not dehumidify effectively. Be sure to have a humidistat installed for the months that you are not in your vacation home, and set it to override the thermostat. It can tell when the relative humidity in the house is over 60% and will turn on the AC to remove moisture out of the air.

Each time you visit your vacation home, look for standing water in your kitchen, laundry room, bathroom, and by your water heater. Keep in mind that the average lifespan for a water heater is about five years before it starts leaking or bursting, so be sure to replace it when necessary.
